A 3/4″ supply line failed in a 14th-floor unit near Bryant Park while the owner was in London. Water traveled through wall cavities into the hallway carpet of the neighboring unit. We arrived in 47 minutes, set containment, and extracted standing water with a Dri-Eaz Rover HVE. Psychrometric data drove our drying plan: we established a vapor pressure differential of 10.2 mmHg using LGR dehumidification and Injectidry floor mats, pulling 22% moisture content down to 12% over six days. The owner smelled it before she saw it. A slow grout failure in a 1920s co-op near Lexington Avenue had fed Stachybotrys chartarum across 34 square feet of gypsum board. We set negative air at 4 air changes per hour, removed the tile and substrate under HEPA containment, and HEPA-vacuumed every stud surface to less than 1,000 spores per square meter. Post-remediation, a third-party industrial hygienist collected air and surface samples. They passed. We handed her the lab report, the photo record, and the signed 365-Day Done Right Promise. Grease fires produce protein smoke, nearly invisible, aggressively acidic, and nearly impossible to remove once it bonds with painted surfaces. This Harlem brownstone kitchen had sustained direct flame damage to a four-cabinet run and protein residue throughout the first floor. We dry-ice blasted the charred MDF, applied thermal fogging to open framing, and ran ozone treatment for 72 hours. The plaster required sealing with a solvent-based smoke sealant; water-based products would have reactivated the residue. We documented every step for the adjuster who initially wanted to “clean and paint.” The owner got her full scope, her written price upfront under Haven Standard, Clause 1, and a kitchen that didn’t smell like a reminder.

A July microburst peeled back a section of EPDM roofing on a Chelsea loft building, dumping rain through a 12-foot ceiling compromise into a live-work space below. We tarped the roof first, then extracted, then set six Phoenix 200 MAX LGR dehumidifiers and axial fans to establish airflow across the 1,200 affected square feet. The plaster-and-lath ceiling was unsalvageable; we removed it, dried the joist bays to 15% wood moisture content, and coordinated reconstruction through our own crew. The owner had a written reconstruction scope before demolition started. That’s Haven Standard, Clause 1 applied to rebuild, not just mitigation. Sanitary sewer backup at 2 AM doesn’t wait for business hours. This Financial District building’s basement mechanical room took 4 inches of Category 3 black water when a city main surged during heavy rain. The HVAC intake was 18 inches off the floor; it pulled contaminated aerosols into the ductwork before anyone knew to shut it down. We arrived with PAPR respirators and full encapsulation suits, extracted the bulk water, removed porous materials, and applied EPA-registered disinfectant at proper dwell times. The ductwork required separate HEPA vacuuming and sealant application. ATP surface testing confirmed reduction to safe levels. We gave the building manager the photo record, the lab results, and a scope letter for his carrier.
